GEORGE L. GARCIA is a partner whose practice specializes in municipal land use matters including preparation of development applications, appearances before Planning, Zoning, Redevelopment and Historical Boards. Redevelopment matters including negotiation and drafting Redevelopers Agreements and inputs into the creation of redevelopment areas and plans. He prepares, negotiates and presents long term tax abatement applications to the City Council of Jersey City on behalf of developers. Recent projects include developing 132 units of residential and retail units in Journal Square in Jersey City, rehabilitation of a preexisting warehouse into 110 units of residential dwelling units, remediation of a Brownfield site for residential purposes, real estate financing, development of 110 unit residential development, acquisitions/sales/development of low income housing tax credit and affordable housing finance with N.J. Housing & Mortgage Agency. Another area of concentration includes the formation of limited liability companies, drafting of Operating Agreements for limited liability companies, conversion of existing partnerships and limited partnerships into limited liability companies, drafting of corporate organizational documents, extensive knowledge of the IRS Code relating to corporate matters (Subchapters C and K and their relationship to tax treatments of corporations, partnership, limited partnership and limited liability companies). Mr. Garcia also specializes in Election Law matters regarding candidate ballot placing, challenges and finance matters; Estate Planning and Municipal Finance Law concentrating in representing underwriters with various municipal and municipal authorities regarding finance matters. Prior to co-founding the firm of Garcia & Turula in 2004, Mr. Garcia was with the firm of Keane, Brady & Burns concentrating in real estate financing, acquisitions and development; preparation and review of contracts for sales, mortgages, deeds, security agreements, title reports and regulatory matters; use matters and environmental matters. Mr. Garcia is currently a member of the New Jersey and New York Bars. He is a member of the New Jersey Sate Bar Association, Hudson County Bar Association, New York State Bar Association, New York County Bar Association, and the National Hispanic Bar Association. Mr. Garcia graduated from Saint Peter's College in 1995 with a Bachelor of Science degree and from New York Law School in June 2000 cum laude with a Juris Doctor degree. While at New York Law School, he was a member of the New York Law School Law Review, serving as Article Editor and was a teaching fellow. Mr. Garcia is fluent in Spanish.
